Mold in my town home, what should we do?

My husband and I moved into a town home last Sept. and got our place inspected by an inspector last July. How we discovered this was we had a leak in our kitchen and right above it is the shower so we knew it coming from the show from the bathroom. We had a plummer come out to look at the problem and he cut the cieling in the kitchen and their was mold pretty much all over. We called our insector and he said to call our home insurance company and he had nothing to do with it. The plummer said the home insurance does not cover the mold because it was there before we purchase the town home. Who should we go after the home inspector? The people who sold us the town home? Any suggestions would help.
Should we get an attorney? If so what time of an attorney should we look for?

You should speak to your home owners insurance and ask them. After so many people made black mold claims about 6 or 7 years ago, most insurances dropped it from their coverage. Just ask them. Otherwise, it is your responsibility to take care of it. You can’t sell it in that condition and if someone finds it later and you didn’t disclose it they could sue you for the cost of the house, the cleanup and still get to keep the place. You have no legal ground unless you can prove that the previous owners were aware of the problem. The longer you take to start the cleanup, the worse the problem will spread and the more it will cost to clean everything and replace it. Some mold contractors will allow you to pay in payment but you need o check them all out with your Better Business Bureau to make sure they are reliable, a warranty, and have a lisence to remove the mold.

I am sorry for your situation. The only way to get rid of mold is to have a professional come in a re mediate it. It is not something that you can just “bleach”. You may have to “gut” the source. It sounds to me like it was a slow water leak that over time progressed. Mold grows very quickly and spreads. Unfortunately, homeowners insurance does not cover mold, but you need to be clever in how you describe the event to them. I would say there is a water leak , but the source is unknown at this time. Water damage is throughout the ____area and it is imperative to get this taken care of before mold/mildew develops! I would start a claim for water damage. Make sure you get the adjuster’s name, contact information, etc and write letter out the wazoo. Phone calls don’t always work, but letter (via email or fax) do!
It never hurts. I wouldnt get an attorney involved until the claim is denied by your insurance company.

Lets KISS(kept it simple stupid), it is only a statement not personal attack toward u.
if it appears that there was previous repairs made to this area to cover a problem, then it does happen if the leak was small.
The inspector would not be responsible if visual evidence was not noticeable during inspection.
Depending on the amount of damage would be your decision to involve your insurance co.
Wear a mask, remove the sheetrock, insulation etc so u can see the source of the water leak.
Correct the leak from continuing via your handy work or professional plumber. A plumber would remove the Sheetrock etc to verify the problem anyway.
Use one part bleach and five parts water to soak effected area and clean up. REMEMBER no leak no mold growth.
Spray area with Ortho Consan 20 with is a fungicide killer
Repair as needed, insulation, sheetrock, painting.
No attorney is necessary, save your money or use it for the job well done by u repairing it.
